Bad landlord to deal with

Pros
-Location is prime. Very close to the 4/5/6, not far from the Q. Close to Central Park. -Rent is good. We pay $3400 for a 2BR. -Living room is a good size. One of the bedrooms is a good size. -Decent amount of closet space. -The neighbors overall are great. There's not a lot of units in the building so you don't run into people too often, or hear people, too often... (wait for cons)
Cons
-The floors are super thin and creaky. Upstairs neighbors walk around very late at night during week and you can hear all of it. Sometimes you can hear their conversations. Carpet requirement not enforced. -All units not the same. We toured a dishwasher unit, we were given the unit right above it and told it was the same, it was not. We do not have a dishwasher. -We were given 1 key for a 2BR. A duplicate isn't expensive, but honestly disrespectful to make me pay a $3400 broker's fee, and you can't even give us a second key. The lock to the building gives trouble sometimes. -Radiator very noisy, usually kicks on around 5am (TLDR of this review is my roommate and I haven't slept well in months). -Living room has no overhead light, have to use several lamps. Some outlets are controlled by a light switch. They painted over some of the outlets and I can't use them. -Last thing and it's small, but the interior of the building (not the units) is kind of depressing. Just bad lighting and no color, feels like a jail cell.
Advice to the owners
NYC landlord's dgaf, giving advice would be a waste of time. Just trying to warn potential tenants.
