Review Summary for 400 East 89 Street
Summarized from anonymous rental reviews on openigloo.
The building at 400 East 89 Street offers spacious, well-sized apartments in a great Upper East Side location with helpful and friendly doormen and maintenance staff. Tenants appreciate the comfort, lighting, and some modern amenities like in-unit washers and parking availability. However, persistent issues include slow and unresponsive management from the owner (Solil), frequent rent hikes without negotiation, ongoing noisy and prolonged construction, and occasional pest problems, especially rodents connected to poor garbage management. The building lacks luxury amenities and faces complaints about cleanliness, illegal renovations, and security concerns. While many enjoy the space and staff, prospective renters should be cautious about management responsiveness and maintenance delays.

Lovely building staff, terrible owners
Former Tenant
Pros:
Great location, huge apartments. Edo and his staff are really great. All the doormen are helpful and kind. The building is managed well and maintenance requests are addressed quickly.
Cons:
The management is Solil, one of the biggest landlords in NYC. They do not care about tenants. They will raise the rent by hundreds of dollars a month and will not entertain any negotiations. Leasing staff at the office are rude. Negotiate really aggressively when you sign a lease
Advice to owner:
Prioritize tenants who want to stay in the building

Many good points but some significant bad.
Former Tenant
Pros:
Friendly doorman, super lives in building, I have my own washer dryer and an ice maker in my fridge and I have a parking place in bldg at a reasonable cost. Also allows dogs.
Cons:
Have had three mice infestations despite dumping garbage nightly. The HVAC units are very old and I have had three floods in six years although the floors were replaced and carpets cleaned. Pest control comes weekly which is not enough when you have a big problem. Also there is constant noise from renovations and my rent is going up 8.7% a year as a market tenant so I am moving out when my lease ends to a studio or possibly anith
There is also a lot of street noise. I replace a lot of lighting fixtures- everything is builder grade. The ventilation in bathrooms and kitchens can also be iffy.
Advice to owner:
Value your longer term onpaying market tenants with more reasonable increases. You are getting above market rent. Also the basement stinks from the garbage.
