Great location, poor management
Pros
The building is in a nice neighborhood with several means of convenient transportation. Great restaurants and close proximity to Central Park.
Cons
The building is owned by an investment firm so that should give you an idea of how cooperative the owners are. This building is pre-war and it shows. Intercom is always on the fritz. Management does next to nothing in terms of turning over an apartment, leaving the unit in a state of disrepair for the next tenant. Management responsiveness is zero. One of the amenities listed for the building is a “live in super.” That is a lie. In fact, “the super” is rarely seen or heard from and, as far as I can tell, doesn’t really do anything. Even the most basic task of maintaining the cleanliness of the property seems to be too much to ask. The floors and walls are always filthy as well as the entryway and sidewalk in front of the building. Yes, there is a tiny laundry room but, as you probably guessed, it is poorly maintained.
Advice to the owners
Hire a better management company and super to maintain the property and actually communicate with tenants.
Rent stabilized prewar
Pros
Location. Apartment size. Character.
Cons
Property manager non existent. Roaches. Subpar paint job
Advice to the owners
More responsive to issues and complaints. Any response would be great.
