First rental in NY - not bad

Pros:
I live in the backside of the building so I’m not facing the street, which is quiet and get a lot of sunlight. I’m a 1b1b unit and it has three AC so it’s super comfortable during the summer.
Cons:
There isn’t much storage space. When I move in, I notice the living room and the bathroom are dirtier than I expected so I don’t think the landlord clean it before moving in. During the heavy rainy days, it’s possible that the roof has leakage (bc I’m living on the top floor). Also the soundproof is not so good. If downstairs are having party, we could hear the noise.
Advice to owner:
Better at pest control and clean the unit before next tenant move in
