Just ok! You could probably get used to it if you luck out on a good unit.
Pros
Please note - I would recommend this unit to a friend if they were on a budget that this rent fit into, it’s ok for the price! But if their budget was significantly higher and they were looking to snag a good deal on this, I’d tell them to pass. It’s probably the cheapest true one-bedroom (that isn’t a dump) you can get in this area, and rent stabilized Owner is someone you can get a hold of if there’s a problem. Because there’s only 20 units and 75% are one bedrooms there’s just not a lot of people to potentially cause you problems.
Cons
Walls are just too thin! The way it’s set up, one entire side of each unit (from end to end) is a shared wall with your neighbor. So you have to luck out with a neighbor who’s more on the quiet side! I experienced both quiet and noisy neighbors during my stay. Building has some water bugs (not the smaller roaches you might see a lot of in a kitchen, the huge ones that pop up once in a blue moon, I saw about 1-2 a year inside the unit.) There’s also some mice. I never had any at all, but other neighbors did. It really depends on the unit you get, mine just so happened to not have any holes for that kind of pest to get through. Although owners are responsive and did address some problems promptly, they’re also sneaky sometimes - pretending they don’t know about some issues, waiting too long to fix them despite being notified, cutting corners if they think you might not notice. They can be nice but not altogether trustworthy.
Advice to the owners
My advice would be to address the issues listed in the ‘cons’ section.
