Well maintained building, super and mgmt company is responsive, affordable by the park
Cons:
the floors of the apt are too old and creaky, lots of things breaking.

I despise this building

Great views, elevator (when it works), layout/living room space

Everything else. EXTREMELY unresponsive landlord, elevator always broken, heat management was awful, plumbing and water pressure and temperature control was terrible, bedroom window never shut, etc.
Let me paint a picture for you of what it is like living here with one example: A woman broke in and went into the basement, broke some glass and cut herself leaving blood all over the elevator buttons. The dried blood was left all over the buttons for WEEKS.
Advice to owner:
I have zero advice. Get out of the landlord business, you suck at it.
