Close to subway and very walkable. Its a great neighborhood. Nice shops nearby. Very close to the north end of Central Park.
Cons:
Repairs not made, and a rodent problem. Omnipresent smell of weed from some of the other tenants. Pushed the cost of heat onto tenants by removing radiators, and replacing with very expensive electric heaters that didn't work properly.
Advice to owner:
It seems clear that you don't want to spend money on upkeep, but it is kind of necessary.
