Great Building - Horrible Management

Pros:
I've been living in this building for 3 years now. I loved it at first sight, the block is quiet, and everyone comments on how spacious it is. It's close to FDB and all the hot spots in Harlem.
Cons:
Once management changed for ABP to HPH it was downhill. Our landlord and the management office ignore texts and calls, we have to wait weeks before even possibly getting a response. For example, our bathroom light went out and needs replacing. That was 2 months ago. Our landlord still has not responded, despite multiple texts and maintenance requests. He says he coming and never does. The hot water has gone our a few times before, and we've had rodent problems, but not anything out of the ordinary for NYC. Overall I suck it up and deal with the bad management (lots of package stealing too that they do nothing about) because I love the apt itself.
Advice to owner:
LISTEN TO YOUR TENANTS. FOLLOW THROUGH. DO YOUR JOB PLEASE.

Really great tenants. Great block.
Cons:
No heat at all. No security. Roaches. Gas goes out. Appliances suck

Do better.
