Pros
The location is adequate and accessible to the 1 train. At least there's half decently-sized units available.
Cons
Where to start... General state of disrepair and band-aid fixes to problems have accumulated over time. Really old fixtures and work that has no care or upkeep between tenants (no thorough cleaning, half broken appliances, shoddy repair jobs, etc). Unit was not even entered until the literal day of move-in, and a slapdash job was rapidly done to "fix" the place up for move-in (and wasn't really even completed fully, after haranguing the super for weeks afterwards and intermittently since then). Had to do many repairs myself to prevent roaches and mice and outside smells. Variable water temperature that vacillates between scalding and tepid. Weed smoking tenants who don't realize how addicted they are and that they should probably spend a bit more on less rank bud. Mysterious owner hiding behind an LLC so to obviously obfuscate blame.

Pros
The view over looking the Hudson River, New Jersey, George Washington Bridge and Riverbank State park. The neighbors are like family very friendly people!
Cons
The building floors are always dirty and they should be cleaned everyday or every other day. The elevator is always broken which is a MAJOR issue because of the elders and tenants with respiratory problems living on above floors. Whom uses canes, walkers and a wheelchair. There is always dog feces and urine either in front of the building or around the premises. When it rains the lobby floors are very slippery due to it being marble. There’s barely heat in the wintertime. The superintendent is by far the worst ever and I mean ever. He lounges around and hangs out as if he doesn’t have a building to maintenance. No one knows who the landlord is. There is no contact, e-mail address or fax for whomever this person is. I just don’t know. There’s about three to four different ways to pay your rent. Digitally and three addresses that might not possibly exist anymore!!
Advice to the owners
Why are tenants facing evictions when this building has about over 300 open violations, who is the landlord? Because no one seems to know and how many more times will management change??
