Review Summary for 2340 7 Avenue
Summarized from anonymous rental reviews on openigloo.
Recent reviews for 2340 7 Avenue highlight a community with long-term, family-oriented residents and a vibrant Harlem neighborhood atmosphere. Rent stabilization is a notable feature, appealing to many tenants. However, persistent issues affect tenant satisfaction: outdated infrastructure with frequent leaks and electrical problems, ongoing pest infestations including roaches and mice, and inconsistent maintenance—especially regarding elevators and roof repairs. Garbage management and cleanliness receive mixed feedback, with common areas generally maintained but needing improvement. Management responsiveness is frequently criticized, with calls for more competent property oversight and better contractor selection. Despite drawbacks, some renters appreciate the space, transit access, and neighborhood vitality.

Mostly Decent Harlem
Former Tenant
Pros:
It is mostly a family building with long time residents having a high sense of collegiality.
Cons:
The building is very old and the infrastructure is not up to par. There are frequent leaks and electrical wiring seems problematic. The property management company is not responsive and it takes several complaints before repairs are made when needed.
Advice to owner:
Update plumbing and electrical systems.

Rent stabilized but
Former Tenant
Pros:
Many residents, including the super, have lived in the building for decades. Great neighborhood.
Cons:
Management (Invictus) is atrocious. They consistently hire subpar contractors and residents end up dealing with the consequences - from elevator repair to the “new” roof that needs replaced just 5 years later to sloppy painters. The handyman and super live in the building but can only handle the most basic repairs. Pests have been a consistent issue in the building for at least 10 years - including roaches, house centipedes, multiple bedbug infestations, and now mice too. Management has made a long list of promised improvements that never materialized, from laundry in the basement to restored hallway tiles. Management tries to get MCI approval (permanent rent hikes) for large projects that could have been avoided if they were less neglectful in upkeep and choice of contractors.
Advice to owner:
Use a more competent management company.
