My unit was the parlor floor, lots of light, open plan with two wings and I loved it for 3 years. I hit the lottery with my downstairs neighbors. The neighborhood is great, Harlem is awesome, don't let anyone tell you otherwise.
Cons:
There were issues with the boiler, so I had intermittent/no heat for the first winter. It's a little loud, being so close to Frederick Douglass, but if you like 90s R&B, it's not that much of a nuisance. It did flood some in the building during heavy rains, but the landlord has implemented mitigation measures. The units are pricey for the area, from what I've seen, and the internet is slow, despite the $100/month fee.
