Cheap but not worth it

Pros:
The rent is relatively affordable which is great. I like the super short distance to multiple train options. Can pay rent online.
Cons:
Exterior door is often broken. Entry hallway collects a lot of trash. People who don't seem to live there are constantly hanging out in the stairwell smoking or trying to sell things. Online portal says it takes maintenance requests but no one responds to them. Had major water damage months ago but no one has come back to inspect it. Generally poor maintenance overall. Doesn't feel safe.
Advice to owner:
Be proactive about maintenance.
