Don't Do It

Pros:
Very few pros, other than the location, and the fact that many apartments are rent-stabilized.
Cons:
Everything in the building is falling apart. It's an 11 story building with no working elevators (1 has been out for almost 3 years). Garbarge is constantly piled in the hallways. Ceilings are falling down, windows don't close fully, leaks are constant, drains clog super easily; the building is just a mess. And the landlord is completely absentee. He's listed as one of the worst landlords in New York by the Public Advocates office. To be clear: the building across the street is owned by the same landlord, and is currently vacant due to a fire that took place a year ago. That fire was caused by shotty wiring in the ceiling of one of the apartments. So like I said: do not do it.

Be a good person?

Where do I begin? Restricting to building wide issues: The rat problem got so bad last year that USPS stopped delivering ALL MAIL to the building citing safety concerns. Mail was sent to a post office at Central Harlem, 30 minutes away. This went on for over a month. To my knowledge we received no communication from management about this besides a few paper notes stuck to the wall that disappeared before the problem was resolved. One of the elevators has been broken for years. The other one has major safety issues: lurching, skipping stops, doors failing to open fully, malfunctioning call buttons. There are multiple open DOB violations with mounting fines but nothing is done. The super will do next to nothing. Expect to hound him for months to get simple tasks done if you move here, which you shouldn't. Rent has been hiked significantly and the landlords are trying to get units un-rent stabilized, as another tenant stated there is a recent New York Times article about this. Package theft is rampant.
Advice to owner:
Do the maintenance and repairs you are legally responsible for.

Pros:
Beautiful post war building, hardwood floors throughout, washer dryer in unit. updated appliances and views of riverside park! Would have stayed if I could afforded it on my own
Cons:
bit of a pest problem in the building, if you're on an upper floor it shouldn't be a problem, but lower floors that are close to the garbage chute might have more of the problem. Management ensured there was monthly treatments and were on top of it
Advice to owner:
Keep it up! Loved living here just wish I didn't have pests while I was there!

Pros:
Units facing West are quiet, sans noise from highway. Charming lobby. Two elevator banks are a win when they're working.
Cons:
Understaffed. No Laundry.
Advice to owner:
Help Mensour out. Get some Laundry in the building.

Beautiful building, slow response from owners

Pros:
Loved the location, the huge windows, tall ceilings, crown molding. There are two elevators (which is nice when both work. One kept needing repair).
Cons:
Slow response rate from management. They said they were very busy (they were pleasant). Kitchen sink was broken and it took over a month to fix (it was ridiculous).

Respond to serious inquiries.

Mgmt can try to cut corners which takes longer to achieve resolution to a problem, however, they will work until a problem is resolved.

Worst management and super 😔

Worst bldg management and super ever 😔... I regret moving in so much. Talking to the old folks who have been here for 20/30+ years is heartbreaking... Listening to them talk about how it used to be a nice bldg but they can't get even basic repairs done... I then saw with my own eyes the sheer contempt with which the super treats them. The bldg knows about it because ppl complain a lot, but they clearly only see us as good for taking our money. It's very sad.
Advice to owner:
Show some basic decency. These are people's homes. You're nothing without your tenants.

On the water, nice environment

Pros:
The building was right on a hutch separating riverside drive from the cross street. It has great views of the water and nearby state park. The apartments on the inside are nicely renovated and homey.
Cons:
The lobby areas need work — it also takes a while before the management company chooses to put your name in the call box, which is extremely frustrating. As a result, delivery people for food and packages often don’t come into the building, forcing you to go down and get the stuff.
Advice to owner:
Make the call box more accessible. Clean and renovate the hallways

Pros:
This building has the amenities of pre-war buildings of this era: large apartments, spacious hallways, almost noise proof, etc.
Cons:
I would avoid this building at all costs. The vast majority of tenants, my neighbors, would agree. The management is completely unresponsive and has hiked the rent in this building to astronomical levels (this address was cited in a NYT article on the topic). The building manager has not visited the building once in the past 5 years. The building is regularly cited by the building department for violations - none of these are remedied. Repairs you may need to request will not happen - the super is nonexistent (though he lives in the building). Everything is renovated and done cheaply/by contractors without proper certification. There is currently no janitor for the building, nor has there been one for the past 5 years. The basement/garbage area is in complete disarray, with a severe roach problem that manifests seasonally and affects lower level apartments (the exterminator regularly tells me this is the worst kept building he has ever seen). Packages are regularly stolen from the lobby, as they are not left in front of doors. Tenants throw used diapers and syringes from their windows and onto the street/backyard (no one picks them up). Tenant turnover is high - avoid this overpriced trap in the first place if you don’t want to find yourself moving out in 6 months. Now that finances are tight we hear regularly from the building management asking for rent cheques. If they could only apply that kind of diligence to maintaining the property!
Advice to owner:
Maintain your property. Get a new super, provide a regular janitor.
