Convenient and Mostly Quiet

Pros:
Fairly clean building, trash is well maintained in basement and throughout building. Floors are cleaned once per week. Inside the building tends to be quiet, don't have issues with loud neighbors other than occasionally hearing someone's TV. The building has an elevator, laundry in the basement, and a trash chute. The building is old but well-maintained, and the super is responsive.
Cons:
Being in the front/side of the building there is a fair amount of noise that travels from the Henry Hudson Parkway, Riverside Drive, and up from 144th Street. Laundry in basement but the floors are not level and water pools on the floor at times. Have to take all recycling down to the basement in elevator. Doesn't happen often but sometimes packages go missing from the lobby or in front of your door, seems to be a tenant.
Advice to owner:
There's room in the lobby to add a bike rack or secure package storage, something to consider.
