Decent building, great location.
Pros
The location is prime. There is easy access to the A, C, & 1 trains as well as a multitude of bus routes. Great proximity to Riverside Park, Highbridge Park, and many more. The building has an elevator that is functional for a decent majority of the time. Common areas in the building remain generally clean, and management is very good about ensuring the lobby and hallways are well-lit.
Cons
Super (though a live-in super) is hard to get real responses from. Management is good at acknowledging complaints or issues, but often fails to communicate estimated timelines for resolution or repair. Units are small, and layouts are illogical. Some units, if not all, include in-unit laundry, which is a major plus since there is no communal laundry room in the building. Heating can be good, but many of the building's radiators are in disrepair, so management is often slow to respond to heating and radiator related complaints. The building is not well insulated for the summer months either. Portable or window A/C units are a must for livability in this building but they are not provided by management.
Advice to the owners
I would advise the property owner to set up a more fomal process for communication so tenants have more visibility into building maintenance and repair.
Solid place, couple problems
Pros
Super, Jorge, was very responsive and helpful. Amenities were new and very spacious apartment.
Cons
Some of the tenants were creepy and I always had to dodge men hitting on me. Heater would get crazy hot. In the winter icicles formed inside my bedroom because the windows didn’t close properly, I was freezing. Sometimes the elevator would break. Two of the bedrooms had a single window but it was facing a brick wall.
