Good bones
Pros
We have a live-in superintendent who is extremely helpful and prompt. The building has an elevator, laundry room, large bedrooms, and nice neighbors. The building is a 1/2 block away from the 1 train and two coffee shops, as well as in walking distance to three grocery stores and a few restaurants. It’s close to the Hudson River for beautiful sunsets and grilling.
Cons
The building is situated next to other large apartment buildings, so there isn’t much natural light throughout the day. It’s easy to hear your upstairs neighbor walk around. There’s an occasional cockroach, so you’ve got to be diligent about cleaning up after cooking and have good quality cockroach bait on hand. The landlord likes to increase rent. Mine has gone up $200 for each lease renewal, but that might change due to market changes from covid-19. We will see...
Advice to the owners
Don’t raise the rent so much. Sign up for compost bins.
