Rent stabilized, great size but at what cost?

Rent stabilized, Neighbors are nice, apartments are a great size. Rooms are large and ceilings are high
Cons
Older building so there’s pests. You can manage it yourself relatively well but still frustrating to deal with. Theres also a lot of foundational issues that end up causing ceiling parts to fall, flooding etc and management isn’t very responsive. In the neighborhood there's a heroin epidemic and a lot of houseless people. They’ll sometimes sleep in between the building entrance and the lobby. It’s sad to see and even though they’re not aggressive you always have to be on guard just in case
