Pros:
-apartment was well renovated and modern
-in unit washer/dryer and dishwasher
-large bedrooms
-management was responsive to repair requests
Cons:
-smokers frequently hanging out near the front door, smoke would end up in my room
-could hear conversations of said smokers at night through my closed window
-loud cars at night
-far from Brooklyn/lower Manhattan
-packages were sometimes stolen from my apartment door (not the street, but from inside the building)
Advice to owner:
The sublet procedure felt unnecessarily complicated and inconvenient.

Badly maintained, poor responsiveness

Pros:
The apartment I'm in is large and has a nice kitchen. They accept pets. People in the neighboring buildings/street are quite loud, but I haven't had issues with anyone in the actual building. I have a washer/dryer in my unit which is very nice, but they don't do the best job. The landlord does have a company come out and do pest control regularly.
Cons:
Building management is very difficult to get a hold up. Even if you DO get in contact with them, the person coming to do the repairs will either never show up or be hours late. There's a leak in the ceiling above the washer/dryer closet area that has not been repaired for MONTHS despite multiple emails. It took a lot of effort to even have someone come look at the toilet when it was malfunctioning. I've been here a year and they've never repaired the faulty drawer in the kitchen, either. The repair person looked at it, but he said that the landlord would have to approve replacing the guide thingies on the drawer and I guess they never did.

It's also clear that the apartment hasn't been cleaned or patched up after tenants leave because the walls in my room are all beat up. The fire alarm in my room looks like it was removed and never replaced.

The building itself also isn't maintained. I had to go by a 4th floor apartment (who mistakenly got my package) and the railings on the stairs weren't even attached securely! They felt like they might come off at any moment. The stairs are so worn that they dip down where people have walked on them.

I also have had several issues with packages either being taken or being delivered incorrectly.

The trash area is away from the building a bit, behind a nearby bodega (who I'm sure does not appreciate this). The area is often overflowing and just a mess, makes it hard to put the recycling in the right areas.

The heating here is very inconsistent; since it's included in the rent tenants don't have much control over it. The units have both hot water pipes and radiators, and the radiators do an okay job for the small rooms but aren't enough for the big ones. And often the hot water in the pipes would completely overheat my room and I'd have to open a window. And sometimes when it's really cold the heat wouldn't be on at all (even the radiators).
Advice to owner:
Please try and do some actual maintenance. The kitchen drawer is whatever, it's inconvenient but not a hazard of any kind. The railings on the stairwells could actually lead to people being hurt, and the same goes for possible mold build up in the ceiling leak. It's already removed most of the plaster, and I think it's due to a faulty washer/dryer install, which means the problem could be a lot larger than it looks.

Also, maybe hire more than one repair person for all of your properties. This guy just doesn't seem to have time to take care of everything that needs repairing.
