personal, helpful management and amazing value

Pros:
An extremely convenient location, almost equidistant from the A and 1 trains and within a 5 minute walk of Ft. Tryon Park. Kind, personal, prompt management--the owner also does the repairs, so there's no middle-man, though he has staff--who care about taking care of tenants. Fairly small building, and tenants keep mostly to themselves. Honestly, I had a wonderful time with Jan and 114, and I'm almost sad to leave.
Cons:
It is an old building, and the stairwell can feel a bit grungy sometimes. By NYC standards, it's not too bad, but certainly it could use a good powerwash and a coat of paint. Not much of a backyard.
Advice to owner:
Clean/paint the stairwell and put in new lighting! It'll make the building feel as great as the apartments already do.

If you’re ok with a maintenance-less building, this place is for you

Pros:
Rent is moderately cheap
Cons:
You get what you pay for. No elevator, old smelly hallways. This place gets ZERO maintenance. Place can go weeks without a clean mopping. Super is a 100 year old polish man who speaks NO English. No upkeep at all inside apts. old appliances, old tub with weak flooring that cracks as you walk. Like I said, you get what you pay for.
Advice to owner:
Show this building some love. This could be a diamond in a rough but you blatantly Igor e this building and invest $0 in upkeeping it.

Pros:
Nothing good to note about the building itself but the location is good. Close to the 1 and A train and all essentials like grocery stores and drug stores.
Cons:
The building itself is old and not necessarily kept clean. Water will stop without notice, and heat during the winter is very insufficient you’d need more than one space heater, so be prepared to pay more for your electricity bill. The turn around of residents are frequent. The overall standards are kept at a minimum, if not below what the law suggests.
Advice to owner:
Keeping the building and units up to standard will get you more long term residents. Tenants will be willing to pay properly/more if the living standards are kept to a standard and/or above.
