Pros:
Very little, but its on a quiet street.
Cons:
Decades old laundry in a run down basement. They keep raising the prices but the machines are always breaking down. Coins only but no coin machine.

Old construction with everything breaking down including pipes which leads to leak issues.

Half the building is religious, a lot of unfriendly attitudes and inconsideration for others: you will straight up get ignored and get doors closed in your face if you're not part of the community.

The noise level is unbearable, from loud music blasting at all hours to hordes of kids running around and screaming in the lobby.

The super is never around and when he is, he is rude and obnoxious. Fixes take forever. He never answers the phone.

Avoid if you can.
Advice to owner:
Hire doorman! Even if it's PT. Fix the laundry!!!

Management won't do anything unless you threaten to sue

Pros:
Elevator (that barely works)
Laundry in basement (that ruins clothes and doesn't accept anything but quarters)
Super in building (that only works special selected hours that he makes up)
Train around the corner (surrounded by people doing drugs out in the open)
Lobby used as a playground for unruly children (hope you enjoy the impending lawsuit)
Cons:
See "pros". Apartments not worth the rent. You can hear your neighbors conversations because the walls are paper thin.
Advice to owner:
Have an epiphany. Honestly, having a doorman or security would fix 90% of the buildings issues. And you can afford it.
