Lovely Upper West Side home

Pros:
Great tenants, location, units. Loved my time here
Cons:
Courtyard is noisy during the day bc there's a daycare. Patios always get very very dirty and you're eye level with neighbors so hard to have natural light and privacy at the same time

Pros:
- Renovated - Location - Relatively quiet
Cons:
- Doormen: Changes frequently some are unrecognizable. They are also unfamiliar with the job and do not open the door when needed / don't stop people when needed. - Functionality: Front door calling system is non-functional. No one knows how to have it work to call the residents. Gym you have to pay for + is always missing equipment or things are broken. The courtyard has never been open. - Recycling is only in the basement and frequently the one elevator that goes down there is broken. - Maintenance: staff are not well equipped to fix things. They are unable to fix the shower that continues to drain water for a full 3 minutes after being shut off. It took me 3 months to get a functioning microwave. AC has been "cleaned" and replaced with another old AC and it only made things worse. - Price hikes: constant turnover of tenants. The management clearly does not want long-term residents.

Doormen are great, multiple laundry rooms, gym, maintenance responds almost immediately

Ongoing construction, no balcony

Neighbors were nice, building was clean
Cons:
Shortly after I moved in they started to replace the balconies. When I moved out a year later I still had no balcony. Several projects started but not finished. The construction noise was unbearable while working from home.

Good Upper Westside Apartment

Pros:
24-hr doorman, secure building. Apartments themselves were nice and in a convenient location. They always responded quickly when I needed something repaired. Building staff and maintenance were all very nice.
Cons:
They switched management companies to A&E within the last 6 months or so of my lease and started to do a lot of construction which unfortunately tainted the remainder of my time with the presence of new occupants - rodents. The mailroom was managed by a separate service from the building itself, which was at times inconvenient if you were unable to retrieve packages during their hours of operation. The gym was bare bones and had poor air circulation.
Advice to owner:
Not much advice, my experience was overall positive. I hope that the rodent situation has been resolved but I know it is a common issue in the city too.

Avoid A&E real estate buildings

Location, floor plan
Cons:
Unresponsive management- never returns calls or emails, doesn’t respond to maintenance issues or any questions; provides zero information on construction within the building; doesn’t address pest issues
Advice to owner:
At least pretend to care about your tenants
