Loved living here

Pros:
Living here is great! The doormen are amazing, management is easy to work with, and issues are taken care of quickly. The location can't be beat.

Pleasant experience, but tacky design

Great location, responsive staff, and on-site parking.
Cons:
Poor design choices that feel corporate, lack of curated retail offering that appeals to Gen Z and Millenials, and dated uniform styling that does not fit the downtown vibe.
Advice to owner:
Rethink this property and look at nearby boutique hotels like 11 Howard, The Public, and more when rethinking your vision for the look and feel of the property.

Good building for young people

Well managed. Repairs are handled same day, staff is on site daily. Great rooftop and gym
Cons:
On a really busy intersection with a homeless shelter nearby that houses a lot of mentally ill people who can cause disturbances. Building is mostly young and doesn’t cater to families.

Very solid, very overpriced

Issues had with washer/dryer in unit, caused electricity bill to be much higher
Advice to owner:
Don't raise the rents so much if you want to retain rentors!

Rent hike after 1 year

Clean, well-located, great roof deck.
Cons:
Living at The Avalon has been a fine experience, but beware - after 1 year, they'll increase rent by 13%+ (in my personal case) on already astronomical rent prices, with very little recourse for tenants nor appetite for negotiation. Additionally, the management of expectations is poor to dishonest - upon receiving my rent renewal, I was told not to worry, that prices would flatten out for us over a few weeks - a statement that has now proven to be untrue. They subject existing tenants to open market pricing, understanding full well the pain and expense of moving backs tenants in into a corner - which certainly isn't the behavior of a landlord with integrity. Proceed with caution...
