    * Responsive super and maintenance staff
    * Well maintained
    Cons:
    * Street noise from Broadway
    * Rose Associates run - on site manager good but not empowered.
    * On higher end for rent and better value out there
    Advice to owner:
    Empower building managers and don’t put blind faith in revenue management models
