Modern luxury building Just the right amenities - roof deck, garden with bbqs, gym, package and bike rooms, dog run, etc. Great staff Good layouts
Cons:
Nothing worth mentioning other than south side balconies can be less usable facing 34th St

Pros:
- no bugs ever showed up in the unit during our two years living there - decent rent prices for Manhattan - nice staff - the building is pretty well-insulated. noise isn’t much of an issue even on lower floors facing 34th. - there’s a beautiful rooftop and a small but convenient gym - safe area and building. staff know all residents by name and don’t let in strangers
Cons:
- balconies facing 34th are unusable because they get a film of dirt from street pollution after just a couple hours (at least on the lower floors). we put a table on ours and ran a paper towel over it the next morning, and the towel was totally black. - windows also shouldn’t be opened for the same reason
