Good apartment - landlord sucks

Pros:
Rooftop, package room and elevators plus laundry in building are all a plus
Cons:
Laundry is more expensive than going to one on the street The landlord is unresponsive and passive aggressive

Pros:
friendly building manager secure mailroom snacks in the lobby
Cons:
lot of hassle when we first moved in, repairs that should have been done. apt must have been vacant for a long time, was dusty and worn down at first living near the daycare means hearing recess and kids screaming! i see the occasional roach when the weather changes, but nothing extreme.

Super and staff are super nice, units are modern and well-maintained
Cons:
The neighborhood can be quite busy and noisy, doorman usually not at the lobby, packages sometimes go missing, tenants can be heard through the walls
Advice to owner:
Is the noisy guy on the 4th floor still there?

Affordable, but that comes with shortcomings

Pros:
The super and doormen are friendly and helpful. The building is affordable compared to other doorman/elevator buildings in the neighborhood. Nice rooftop access, package room, and extremely pet-friendly. Easy access to trash and recyclable receptacles.
Cons:
Awesome super is overworked and needs several reminders to make fixes. Sometimes, I think that’s because the landlord doesn’t want him to spend money on fixes. Doormen are advertised as 24/7, but often are nowhere to be found. Landlord is pretty unhelpful unless you owe them rent. Neighbors are nosy and make ridiculous complaints.
Advice to owner:
Hire more staff at door and for maintenance. Be more attentive to fixes in the building such as the front door camera and the often-broken elevators. Respond to tenants in a timely manner (or just respond in general).

Love the property managers

Pros:
Property managers are like a family. We walk out in some mornings and find baskets of kit kats, apples, pears, or fruits for the tenants to grab. Parking is the best Ive yet to experience in NYC.
Cons:
Repairs take a minute though, when they order parts it can take some time.

A great apartment

Pros:
The super is incredibly friendly and responsive. It has two grocery stores (one right next to the building and the other across the street) and two bus stops right by.
Cons:
It’s on a busy street and can get very loud if your apartment is facing the street
