How are renewals difficult? Is it about communication or price?

It’s always price :) We had a renewal offer that was 700 more. We tried negotiating for a 500 increase instead but leasing will not budge.

Great building and community

Pros:

Beautiful river views. Well-staffed. Building is clean and well-managed. Apartments are large and pin drop quiet. Lots of amenities. Neighbors are friendly. Great closet space. Very clean.

Cons:

Bike storage is vertical and a bit of a pain if you’re small or lack strength. It’s a bit of a walk to catch a train at Columbus. Shuttle helps, but it’s only during rush hour during the week.

Advice to owner:

More shuttle bus hours like other properties in the neighborhood.

Cons:

Located right next to the Con Ed Power plant, so noisy 24/7
Expect a high rent increase of at least $200 - $2000/month upon lease renewals, depending on various lease terms offered by the management

Advice to owner:

Please try to be reasonable during lease renewals
