Hudson 36 - don’t move there

Pros:
The concierge and maintenance team are very helpful. The common areas are great (however the spa is not open yet).
Cons:
The management is unresponsive. Since the day I moved there has been a tapping noise coming from the AC in one of the rooms that makes it impossible to sleep without earplugs. The noise is torturous. Since day one we asked to change units or have it fixed. Even thou maintenance tried to fix it a couple of times this is still going on. It’s been 7 months. Management has not moved us to another unit, nor decreased our rent when one of the rooms is inhabitable for sleeping purposes.

New Building w/Great Views

Pros:
New, clean building with modern appliances/bathrooms/kitchen. Great skyline/river views in most apartments. Concierge/front desk staff always friendly and helpful.
Cons:
Spa/sauna STILL closed due to “Covid” with no update on when it will reopen. Super is hit or miss. Windows are never cleaned from outside and always look dirty - very off putting for a luxury building. Can get noisy from city sounds (windows not soundproof).
Advice to owner:
Clean windows! Open up sauna!

Great staff, great building

Pros:
New, great súper and doormen. Clean.
Cons:
Rent is crazy. They renew leases as if the world was at their prime with 10%+!
Advice to owner:
You should know your tenants better and appreciate having good tenants instead of penalizing them with ridiculous lease raises.
