Management has declined over the years. Bandaid fixes for Bullet wound problems

Pros:
Maintenance responds promptly
Cons:
No real solutions to big problems. I've needed a new lock for years they keep repairing the old one every 6 months instead of replacing it.
I had a pipe burst and my flood my home. My cabinets rotted and molded out and I know it's going to be a fight for them to replace it. I've called 4 times for the same crack in my wall they send a repair man to asses 3 times. There has been no follow up and no repair done. I've lost hope in putting in tickets at this point. Just pay for it to be fixed myself to keep my peace. This place was beautiful when I first moved in. But now the roaches and rats have gotten out of control. The upkeep was top tier. But new managers over the years have deteriorated the place in upkeep and morale. Not to mention the 40% rent increase a few months ago. A lot of the tenants are over it and are forming associations to get things done but I think it's best to just cut our losses and go.
Advice to owner:
Do better. Think about integrity in stead of the kickback in your pockets.
