Beautiful apartments. Terrible heating!
Former Tenant
Pros:
Neighbors are nice and you rarely get your packages stolen. Apartments are beautiful and very spacious. Lots of closet space.
Cons:
The heating is awful and the windows don't help. They are older windows and the draft feels like they're open. They are super thin windows as well, so you hear everything. In addition to the lack of heating having the windows in such a poor state means the apartments aren't able to retain the little heat they give. Apartments are beautiful and spacious, but poorly maintained. Floors squeak and door knobs are constantly falling off. Has a problem with pink bacteria and mold.
Advice to owner:
Stop turning the heat off over night.

Building is fine
Former Tenant
Pros:
Rent is ok considering how ridiculous NYC rent has become. Neighbors are generally friendly. Only issue is the 1 apartment that plays really loud music.
Cons:
Heat is the worst part. Laundry room is the 2 worst part. Machines are outdated, not maintained, and don’t wash properly and we can’t have our own machines in unit. Parking is also pretty difficult.

Okay place to live
Former Tenant
Pros:
The building is close to Van Cortland park. The apartments are a good size. Management has increased the rent by a reasonable amount each year
Cons:
The pest issues (roaches and mice) have increased over the years. The super acts like you're bothering him when you contact him with an issue and is slow to respond. There are also issues with packages being stolen and the washers/dryers not working properly. The washers/dryers only take quarters.
Advice to owner:
Hire more people to manage the property and handle issues that arise efficiently. Handle the pest issue or more people will continue to leave.

Cons:

Infested and lazy mgmt.
Former Tenant
Pros:
There is a familial sense among the long term tenants.
Cons:
Needs new super- lazy older guy. Your apt will always have something wrong, he complains and makes many excuses why he can’t complete work.
Several SEVERELY infested apts in the building. Mgmt is moving to evict but not no avail. City won’t assist these individuals. Roach problem so bad that they are spreading floors.
Always garbage by the front door thrown out the window of someone on the 3rd floor. Tenants let their dogs pee in the stairwell and right in front of the FRONT DOOR of the building.
Advice to owner:
Take better care of the property- simply putting up a sign doesn’t actually do anything about the problem. Many tenants are upset with the living conditions set by a few careless individuals.
