Building has gone downhill

Pros:
It is clean and the Super (when he cares enough) does maintain the trash and common areas.
Cons:
Rent stabilized is very hard to find at an affordable price, however I just can't live here anymore.
The lack of timely (or if at all) repairs, the rodents that are in abundance in the trash area, stolen packages despite having working cameras throughout the building, and the mailroom that has mail everywhere. If you happen to live on an upper floor expect to have little to no water pressure and this past winter there was no heat, which was a first. Calls to report or complain about repairs fall on deaf ears or yield the response of I'll have someone take care of it... months later
Advice to owner:
They should randomly visit the property and experience it for themselves. Someone shouldn't have to withhold rent to have leaky ceilings repaired adequately.
