Old building with negligent landlord

Pros:
Convenient location, laundry in basement
Cons:
Machines in laundry room are usually broken, elevator is constantly breaking down, building is dirty, people smoke in the stairwell, electric issues are out of hand (i.e. power outages, grossly overpaying for Con Edison), theft of packages, constant leaks due to old plumbing without proper repair, lukewarm water for most of the day rather than hot water, renovations needed but always put off, unresponsiveness from landlord and super.
Advice to owner:
Listen to your tenants and provide what we are paying for!!!!
