Summarized from anonymous rental reviews on openigloo.
Recent reviews for 310 Grand Concourse reveal a mixed living experience. The building offers attractive amenities like a gym and convenient subway access, with some apartments being quiet and well-heated. However, persistent issues include poor owner responsiveness, incomplete amenities, noisy and disruptive neighbors, and security concerns such as vehicle theft. Noise from trains and nearby construction also detracts from comfort, while maintenance problems like leaking ceilings and occasional mold are reported. Despite some tenants recommending the building, many criticize the high rent relative to the quality and suggest improvements in management responsiveness, security, and building upkeep to enhance resident satisfaction.

good view of the traintracks
Former Tenant
Pros:
the gym is nice.
Cons:
neighborhood sucks, ladlord doesnt get back to me, if you leave the windows open for more than one day they warp and need to be replaced because theyre soundproof because the traintrack noise on the south facing apartments is UNBEARABLE. rent is too high for what this place is. and they never fixed my windows. also the management company is sleazy and makes a lot of mistakes.
Advice to owner:
demolish the place

Okay option for area
Former Tenant
Pros:
Brand new building, everything looks nice for now. Nice gym, very convenient to have on site.
Cons:
Extremely loud and disrespectful neighbors. Walls are very thin. Neighbors constantly screaming and fighting, as well as blasting music. Heating and AC systems are a huge issue. They simply don’t work. I’ve lived here one year, and so far the AC has broken in the hottest summer months, and took weeks to get repaired. Now, in the winter the heat is broken. Apartment is very cold and drafty.
Advice to owner:
