Landlord is lazy and rents to just anyone

Pros:
Quiet neighborhood, lobby is clean, no pest issues.
Cons:
The building thermostat is located in the kitchen of the 3rd floor apartment, so in the winter, you may or may not get adequate heat if the tenants have their kitchen stove going. Your best best is to layer up on a cold January day. Landlord doesnt properly vet new tenants and ignores complaints about their bad habits, never fixes issues, including toilet leaks from another apartment… his late wife was the one who did all the repair work. He just collects rent and nothing else.
Advice to owner:
Owning property means you actually have to keep it up. When tenants complain about things, maybe try listening and rectifying. Also, gossiping to other tenants about said complaints and issues is reckless. Move the thermostat to a better location. Maybe be a better landlord.
