Rent Stabilized with perks and cons
Pros
Clean lobby , hallways, no pest problems, in a great , safe neighborhood, family friendly, but also close to restaurants, bars, an abundance of parks and playgrounds nearby, walkable streets Fairly decent rent stabilized units.
Cons
Horrible laundry room. 4 washing machines and dryers for a 2 sided 6 floor bldg with , 6 apartments on each floor. Machines and dryers all one size , do not work properly and are overpriced, bldg has thin walls and insulation. You can hear everything and your neighbors can hear you . Water pressure is awful and is never regulated properly. U get burned or freeze during showers. Not all 2 bedrooms have two bathrooms, no central air and heat
Advice to the owners
Invest and upgrade the laundry room, upgrade and expand the garage to more spaces, so that there isn’t a 10 year waiting list, fix the water pressure and temperature . Hire a separate porter to maintain and clean all hallways floors and all common areas instead of having the super do both. Order sealed trash bins and clean up and organize the trash/ recycling area

Location and commute.
Cons
Anyone can live here now. Criteria for tenant selection has changed greatly in last 10 years. Super is major busy body. Managing agent is nasty and disrespectful mysoginist. Broker is a wannabe snob.
Advice to the owners
New broker. New super. New manager. Exterminator for waterbugs. Strip 10 year old wax on floors. New laundry.
