Sort of a hidden paradise compared to the surrounding area

Pros:
Pleasant neighbors for the most part, beautiful landscaping, lots of stores nearby, access to public transportation, quiet unless there's a fair/event or large groups of people nearby
Cons:
Radiators are bound to leak at least once or twice a year, heating is a hit or miss, water pressure isn't horrible but could be better, thin walls and doors, tenant construction can be noisy
Advice to owner:
Offer apartment improvements for longtime tenants, fully replace radiators, full replace pipes in bathroom and kitchen, install ramp in stairwells in times of emergency and for accessibility in general
