Location, neighborhood, hard wood floors.
Severe water damage on ceiling, bugs, small rooms (for the most part), old appliances, old/bad plumbing, nowhere to put the garbage except on the street, and nothing is fixed when broken.
Your building is legit falling apart and you do not care at all. My advice: Listen to your tenants when they report an issue instead of yelling, cursing, and ignoring the problem.
