A spacious bedroom in a great neighborhood with trade-offs

Pros:
A large, semi-renovated one bedroom, with a full yard in a great neighborhood.
Cons:
The heat seems to be on a timer instead of a thermostat and the bedroom can get cold at night, as it's a bump out from the building without great insulation. Also, you live in close quarters with the owner, it's her apartment and yours in the building. So if you’re a person who likes privacy, she gets into your business. Regarding repairs, very slow with poor communication on updates on when and if repairs will be made.
Advice to owner:
Be communicative in regards to repairs. Give people the personal space to come and go.
