Great location. Loads of storage space. Laundry. Lots of light.
Pests. generally an old building. Landlord has a hard time balancing the interests of residents vs commercial tenants. Commercial tenant not keeping in line with NYC regulations, leading to noise nuisance.
More upkeep would not hurt. Don't side with commercial tenant breaking regulations.
