Lots of Problems, but could be worse

Pros:
Location, lay out of the apartment, and the back yard.
Cons:
Because we lived on the first floor, we were expected to take all of the trash out - that was stored in the back yard directly next to our bedroom window. We didn't know about this until after we moved in. We had a pretty sever mouse problem that we had to take care of ourselves. The heat base boards barely worked, and our gas/ electric bills were so expensive and we still had a cold apartment. The owner is a lawyer and sneakily built into the contract a $500 move out fee. You pay $500, just for moving out...
Advice to owner:
Be up front with your tenants on expectations of the renter - specifically with whose responsibility it is to take out the garbage. Get rid of the move out fee, renter's have it hard enough with moving costs..
