Good building, nice neighbors, horrible landlord

Pros:
The building is on par with others in the area. It's a townhouse divided into three units. Neighbors are nice.
Cons:
Landlords schedule workers to come in at random times and without notice. They are only concerned with the looks of the building and not that it actually functions properly. There are constant plumbing and water issues including basement floods and water leaks in the apartments and hallways and there has never been an attempt to actually repair them. Electrical in the building is also weird and there are lots of issues. Landlords don't respond to any requests in writing so you have to call and when they finally come to the building they chastise all of the tenants. Landlords also do not respect any notices to tenants for entering private areas.
Advice to owner:
Treat the tenants with respect. Recognize that the building is over 100 years old and is going to need maintenance. Recognize that you aren't doing tenants a favor when you fix something.
