197 Pulaski St, Brooklyn
Pros
Unit layout and finishes were appealing at purchase. The building is small (7 units), which can mean quieter, lower-density living once issues are resolved.
Cons
Significant unresolved construction defects since move-in, while the building is still under sponsor control (sponsor holds majority board control; only 3 of 7 units are owner-occupied). The roof defect has caused ongoing water leaks into our kitchen, damaging the ceiling and cabinets, starting shortly after move-in and worsening after heavy rain in May and August 2026. Balcony floods every time it rains due to what we believe is defective, uneven tile work, with additional water intrusion from the still-sponsor-owned unit above. HVAC system was broken for an extended period. The sponsor's contractor made multiple visits without “actually fixing it”, and it was only resolved after we paid for our own independent inspection and presented the report. The sponsor has been slow and largely unresponsive to repeated requests for repair details, contractor information, and cost breakdowns.
Advice to the owners
Advice to future tenants/buyers: If you're considering a unit here while the sponsor still controls the board, ask specifically about roof and balcony waterproofing history and get documentation of any prior repairs before closing. Keep detailed written records (dated photos, emails) of any issue from day one — it takes persistence to get sponsor follow-through here.
