location is the only thing going for it, do not live here

Pros:
The location is great. Rent is relatively low because the building is not maintained.
Cons:
The common areas of the building are not maintained. It is dirty and unsightly. The stairs have questionable architectural integrity. When you have issues, the landlord will gaslight you about them. Every problem is an upward battle and once you resolve one issue, another will come up. There is plenty of reason to believe rent is only relatively low because the landlord cares so little about maintaining the building. I took cold showers for about two months of my lease because he did not care to resolve my persistent hot water issue (because of the way the hot water is hooked up, only he has the ability to work with the tanks). At a certain point, it feels pointless to even contact the landlord about problems. The stairs became so wobbly by the time I moved out that I wonder when they’ll fall through - I wish I was being dramatic about this. I chose to live here because of the location but was eager to leave by the time I was halfway through my lease because of all the problems. The turnover in this building is almost funny, no one who lived here while I did renewed their leases which is very telling. In short: do not live here.
Advice to owner:
Put even the slightest bit of effort into maintaining the building and maybe try to care about your tenants.
