Responsive landlord but building could use maintenance

Pros:
Landlord is very responsive and tries to get things taken care of quickly. Other residents of the building when we lived there were great (including a daycare on the first floor, lots of adorable kids coming in and out).
Cons:
Common staircase isn't cleaned. Overall the building is very old and needs a basic overhaul; radiators get extremely loud, hot water runs out sometimes, etc. So landlord takes care of the immediate issues but more issues tend to pop up frequently.
