Nice apt in a poorly managed building

Proximity to park Nice appliances Super was responsive for minor repairs, etc Good size roof with views
Cons:
Had packages stolen multiple times. In 2020 a deranged person came in through the front door in the middle of the night, attacked a resident in the hallway, and destroyed/opened every package they could get their hands on in the “secured” mail room.
Parking gate often broken and management’s solution was to just leave it wide open. Cars broken into multiple times and one was actually stolen and abandoned somewhere in Brooklyn.
Front door is not at all secure, and often left wide open by residents and moving companies, despite key fob system.
In the 2.5 years I lived there someone was often stuck in the elevator and management did nothing to actually fix the issues, despite constant complaints from residents.
Astronomical heating bills in the cold months that no one warns you about before you sign a lease.
Advice to owner:
Repair the elevator and garage door. Put a better security system in place at the front door. New package and mail room system.

Nice building / poorly managed

Decent amenities, excellent location, great super.
Cons:
Understaffed, not clean / and not well maintained, management not very responsive or proactive at improving the living conditions
Advice to owner:
Level of service, security and cleanleness is not sufficient for a so called luxury rental

Scaffolding that was meant to be taken down months ago Extremely thin walls- can hear neighbors at all hours of day and night Scared to use elevator because it’s always broken Street noises/cars very audible Extremely high heat bill Package thieves easily enter building A car was stolen from the garage The management offer zero percent flexibility Flies everywhere in the summer

Lower the rent.

Nice exterior but lots of faults

Pros:
Great views, location, mostly modern and sunny apartments
Cons:
The elevator breaks regularly, high utilities, noise carries easily between units. The building seems cheaply made and it’s starting to show.
Advice to owner:
Update the elevator, fix things properly instead of a cheap fix

Great location, horrible building

Location to Park High ceiling and floor to ceiling windows
Cons:
Package room is a mess - takes half an hour to shift through everyone else’s packages to find mine. Laundry room washers / dryers routinely eat quarters. Walls are very thin/no insulation - hear neighbors footsteps from floor above. Huge pigeon problem - constantly on balcony. Elevator always breaks down.
Advice to owner:
Invest in nets or something to stop the pigeons from entering the balconies on south side. I’ve seen such measures in other buildings. Have the super sort out / organize the packages in the mail room - there is not doorman but this is the least they can do.
