No pests, old building with maintenance issues

Pros

Building is solid. No bugs or other pests. Hot water and heat paid by owner. Rent stabilized. Neighborhood is incredible and location is perfect.

Cons

Occasionally has leaks. Hot as hell in winter. Owners are a family run operation and they never actually fix something - always a cheap weird fix. Have to hassle them to get repairs done. Building is old. Owners are also nosy. Installed a hallway camera inside the building (only 8 units) and will text you to pick up your packages out of the hallway, etc. their family also owns the building next door and it seems someone is always around watching the place (from the family).
