Great proximity and location, friendly neighbors and superintendent (who is great and tries their best)
Cons:
The boiler causes hammering noises throughout all of the heating pipes and you will get no good night of rest throughout the winter, with it turning on sporadically every few hours. Also with friendly neighbors comes many hangouts on the stoop and in the front entrance. In warmer weather, there will be a lot of noise filtering in from outside, especially with a restaurant next door.
Advice to owner:
Seal the windows off or replace them, and fix that boiler problem.

Pros:
Great Super, very nice and attentive. Thick walls, really didn’t hear much from neighbors on my floor. Occasionally heard the neighbor above my unit, but only from hardwood floor scraping/movement.
Cons:
Street noise was a major con. Gueros brought lots of very rowdy crowds that could be heard all through their business hours. Also the hydrant in front of the building attracted lots of people who would park in front of it, blast very loud music while they would sit and eat at the outside tables. Also the abandoned medical building across attracted people on the street to grill out and party until all hours of the morning in front of it on the sidewalk. Street noise was a major issue there.
Advice to owner:
Provide better customer service for tenants. Anytime I needed to call the management office it took multiple tries and messages left before anyone would return a call or answer the phone.
