Great but old apartment

Pros:
Great location with a fair amount of space. Love the layout of the apartment with bedrooms in a separate area from kitchen and living room. Access to backyard a huge plus; as is being directly across the street from a park with lots of utility (basketball, skating, working out).
Cons:
Landlord is generally unwilling to care for requests/concerns outside of what is absolutely necessary. Apartment has history of leaks and mold growth - both of which were attended to.

Pros:
Great location, backyard, bike storage, and the landlord is responsive.
Cons:
Landlord was responsive but didn’t take care of a lot of issues to the point where they got out of hand. Issues with cockroaches, waterbugs, mice, many leaks, and lots of mold that she classified as “regular mold” and wouldn’t do anything about it. Had the super do electrical work when he wasn’t qualified to do so.
