Overpriced for what it is, predatory management

Pros:
Close to subways & grocery stores
Great neighbors
natural light
Cons:
Predatory property management, increases rent 15% YoY for current tenants
No heat in unit for 4 months, management was unresponsive & did not solve the issue
Noisy, on corner of Flatbush, windows are not double-paned so lots of street noise
Dirty entry way, building isn't kept clean
No exterminator unless a problem
