Beautiful apartment is NOT worth the hassle

- lots of light - a dishwasher - laundry in building - had small red bugs that were exterminated -nice neighbors in building and next door

I would never recommend for someone to live in apartment 2 (they change the letter to skirt laws of reporting rental history). A former tenant sued the landlord and won rent stabilization for the unit, which is not being honored. In two years, the management has raised the rent $900 so if you want to pay a 10% increase every year by all means move in. Yes the windows are huge, you get great light, and there is a dishwasher and laundry in the building, but whenever there is a problem, management acts annoyed, and too exhausted to fix it. The group of women who run the management company are the rudest, most unscrupulous group of women I have ever encountered in New York City. Every single tenant has had an experience where they were gaslit by them on the issues at hand. The management also will allow access to your apartment without your explicit permission when they need tomorrow do maintenance on the foundation of the building.
Advice to the owners
To the real owner find a new management company that treats people well and has some semblance of decency. Honor rent stabilization
Great Apartment & Location, But….
Pros
Dishwasher, central AC, laundry in basement. Literally zero pest control issues. Rent stabilized.
Cons
They won’t disclose that the building is rent stabilized, you need to do your research and find out yourself. Then you will spend the entire time you live there fighting to get put on the correct lease and due to the delays with DHCR you will leave never knowing if you were being charged the correct amount in rent. Take photos of EVERYTHING when you move in and when you leave. Make sure to have paper trails and save EVERYTHING. Landlord will try to charge inflated prices for repairs that amount to normal wear and tear and will refuse to return your security deposit. Ask for receipts, research vendors, they will all trace back to the management office address. Be prepared to go to court, if you want to get your security deposit back - this was done by at least three tenants that I am aware of.
