Classic large NYC building

Pros:
Kept very clean, super and staff were always on top of lobby maintenance. Garbage rooms were cleared out regularly. Big apartments. Pretty quite if you're near the back.
Cons:
Rare that all of the washer/dryers are functional in the laundry room. Big building so might take a while to get repairs, etc addressed.

Cons:
You are at the mercy of whoever lives above you because of the lack of any sound barrier.
Advice to owner:
When you “renovate” a unit, actually do that. Gut it and insulate and lay down materials so we can’t hear every tiny thing our neighbors say and do. Strip the 30 layers of ugly yellow paint off the lobby and paint it white. Have security there all the time instead of just random times. Do something about the loiterers in the front and the roaches in the laundry room.

Pros:
Neighbors mostly friendly in common areas, nice renovations, nice building staff (supers and part time security). Tenants association.
Cons:
Neighbor noise is TERRIBLE. Everything my upstairs neighbor does sounds like it’s in my apartment. Next door noise is pretty loud as well. Loud folks across the courtyard at times. Luckily most of the time people seem to keep quiet at night.
Advice to owner:
Add extra insulation in walls and floors. Enforce 80% floor covering rules. For god’s sake take the annoying alarm off the courtyard—make it accessible during the day. Add package lockers for each wing to the bazillion square feet of unused lobby space. Better signage in lobby—delivery and services have a really hard time figuring out where to go. Add 24 hour keyed access to the laundry. Keyless building entry.

Thick walls, trash rooms on each floor emptied every morning, spacious apartments
Cons:
roaches and pest especially bad on first floor, washers and dryers in building routinely break down and are out of service for extended periods of time

Classic Brooklyn Building

Pros:
The building is huge and old, but kept very clean and super well-maintained. A lot of the apartments have been renovated and are beautiful (and really big, even by outside NYC standards!). Laundry in the basement! Elevators are split up by section so there's never a huge wait/mad rush for them. Management is pretty responsive (but not always pleasant about it).
Cons:
It is old, so even if your apartment is one of the renovated ones expect some floor unevenness, other 'uniqueness'. It can also get loud at times, especially near the front of the building as families/teens like to hang out in the courtyard type area near the entrance on St Marks Ave. Because of the large apartment size, it does get cold in the winter months - the radiators can't always keep up. Water temperatures can be unstable at times.
Advice to owner:
An online system for maintenance requests would be great!
